## The service

We provide free apartment locating services to renters with evictions who are searching in Texas metros — including Houston, Dallas, Austin, San Antonio, Fort Worth, and Arlington. The service is provided by licensed Texas real estate agents brokered by Spirit Real Estate Group (TREC #562021-B) and includes:

-   Evaluation of your eviction situation against current property criteria
-   A curated list of apartment communities that may approve your application
-   Guidance on letters of explanation, documentation, and guarantor options
-   Support through the application process

## Compensation and disclosure

The service is free to renters. We are paid a referral commission by the property management company or landlord when you sign a lease. This compensation is standard industry practice and does not increase your rent, deposit, or fees. We make money only when you get housed.

## No guarantee of approval

Approval decisions are made solely by the property, its management company, or its owner. We cannot guarantee any application will be approved. We share our best professional judgment about which properties are most likely to approve your specific situation based on our verification calls, but the final decision belongs to the property.

We are licensed Texas real estate agents, not attorneys.
