Fort Worth has healthier eviction-friendly inventory than Dallas, but the same DFW screening rules apply
Fort Worth sits inside the DFW metroplex, which means most of the large PMCs operate there. But Fort Worth’s inventory mix skews more Class-B and mid-market than Dallas proper, and the independent operator scene is stronger. Renters denied at a Dallas Greystar property will often still have Fort Worth options at independent Class-B properties in Haltom City, Saginaw, and Benbrook.
That said, the DFW-wide screening reality applies: if a large PMC has already denied you in Dallas or Arlington, they’ll likely deny you in Fort Worth too. Independent operators are the reset button.
Fort Worth corridors that approve evictions
Haltom City
Haltom City has the deepest mid-market and Class-B inventory in the Fort Worth market, and many properties are independently operated. Older evictions, paid balances, and open balances (in some cases) place here.
North Richland Hills / Watauga
NRH inventory is largely mid-market with property-level discretion. Solid for renters with 2+ year evictions and paid balances.
Benbrook / Southwest Fort Worth
Benbrook and Southwest Fort Worth have garden-style properties that read full-file rental history. Case-by-case policies are common.
Saginaw / White Settlement (Northwest)
Older stock and independent operators. Best for open-balance cases in the Fort Worth market.
Keller / Roanoke (the tighter tier)
Keller and Roanoke Class-A properties run stricter screening. Evictions over 3 years old with a paid balance can sometimes place here.
Fort Worth PMC eviction policies
- Greystar, property-level discretion; several Fort Worth properties are flexible
- RPM Living, mixed Fort Worth inventory, case-by-case common
- Willow Bridge Property Company, decent Fort Worth presence, some flexibility
- Cortland, strict SafeRent policy
- MAA / Camden, CoreLogic based, generally require 2+ year age and paid balance
- Independent operators, where most Fort Worth eviction placements happen
Our full PMC eviction policy guide covers the major operators in depth.
Realistic Fort Worth move-in numbers
For a $1,500/month Fort Worth apartment with a recent eviction, budget:
- Application fee: $50 to $75
- Risk fee: $200 to $400
- Security deposit: 1.5x to 2x standard ($1,500 to $3,000)
- First month + admin: $1,500 + $150
- Guarantor (if used): $250 to $500
Total Fort Worth move-in cash for a recent eviction: $3,200 to $5,500. Paid or dismissed evictions typically land at the lower end.
How we work Fort Worth cases
Because Fort Worth shares PMCs with the rest of DFW, our first move is a portfolio clearance check, has a Greystar, RPM, or Cortland property in the wider metroplex already denied you? If yes, we route straight to independents.
Then we call Fort Worth leasing offices to verify current policies. Fort Worth policies shift slightly less frequently than Dallas or Austin, but PMC-level updates still land monthly.
