How to Rent With an Eviction in Dallas-Fort Worth

DFW is one of the biggest challenges for renters with evictions — but also one with real placement paths. The key is understanding that DFW is dominated by a few large PMCs whose screening decisions follow you portfolio-wide, and that the workaround is targeting independent operators in specific corridors.

Step 1: Portfolio clearance check

Which DFW PMCs have already denied you? Pull the adverse action notices from every denial you’ve received in DFW. Common DFW PMC denials:

  • Greystar (any of their DFW properties)
  • MAA (any DFW property)
  • Cortland (strictest tier)
  • Camden (mostly Class-A)
  • RPM Living (mixed)

If you’ve been denied by 2-3 large PMCs already, your next applications should be at independent operators, not more PMC properties in the same portfolios.

Step 2: Match your file to DFW corridors

Recent eviction + open balance → Oak Cliff independents, Grand Prairie older stock, Garland Class-B. Plus guarantor route.

Recent eviction + paid balance → Oak Cliff, Las Colinas, Carrollton mid-market, some Willow Bridge.

Older eviction + paid → widens to Frisco outer, Plano older stock, Irving.

Dismissed eviction → most DFW submarkets with proof.

  • MAA — CoreLogic based, 2+ year age required

  • RPM Living — mixed DFW, several flexible
  • Willow Bridge — expanding DFW, mostly Yardi

  • Never apply to more than 1 property from a PMC that’s already denied you
  • Move fast on conditional approvals (48-72 hour windows common in DFW)
