How to Rent With an Eviction in Dallas-Fort Worth
A DFW step map for renting with an eviction: assess your status, target flexible submarkets, apply where you'll be approved.
DFW is one of the biggest challenges for renters with evictions — but also one with real placement paths. The key is understanding that DFW is dominated by a few large PMCs whose screening decisions follow you portfolio-wide, and that the workaround is targeting independent operators in specific corridors.
Step 1: Portfolio clearance check
Which DFW PMCs have already denied you? Pull the adverse action notices from every denial you’ve received in DFW. Common DFW PMC denials:
- Greystar (any of their DFW properties)
- MAA (any DFW property)
- Cortland (strictest tier)
- Camden (mostly Class-A)
- RPM Living (mixed)
If you’ve been denied by 2-3 large PMCs already, your next applications should be at independent operators, not more PMC properties in the same portfolios.
Step 2: Match your file to DFW corridors
Recent eviction + open balance → Oak Cliff independents, Grand Prairie older stock, Garland Class-B. Plus guarantor route.
Recent eviction + paid balance → Oak Cliff, Las Colinas, Carrollton mid-market, some Willow Bridge.
Older eviction + paid → widens to Frisco outer, Plano older stock, Irving.
Dismissed eviction → most DFW submarkets with proof.
Multiple evictions → Oak Cliff independents, guarantor-backed Class-B.

Step 3: Understand DFW PMC screening
- Greystar — largest DFW footprint; property-level discretion but portfolio-wide data sharing
- MAA — CoreLogic based, 2+ year age required
- Cortland — SafeRent, strict Class-A
- Camden — CoreLogic, mostly strict
- RPM Living — mixed DFW, several flexible
- Willow Bridge — expanding DFW, mostly Yardi
- Lincoln Property — Dallas-heavy, several flexible
- NRP Group — DFW Class-A new construction, strict
- Independent operators — the reset button after PMC denials

Step 4: DFW guarantor partnerships

Step 5: Prep the DFW documentation package
Standard requirements:
- 2 recent paystubs proving 3x DFW market rent
- Employer verification letter
- Bank statements (3-12 months depending on income type)
- DFW landlord references
- Zero-balance letter or satisfaction of judgment
- Court dismissal documentation (if applicable)
- Letter of explanation
- Guarantor pre-qualification letter

Step 6: Target strategically, not broadly
- Apply to 2-3 properties in different PMCs per round
- Never apply to more than 1 property from a PMC that’s already denied you
- Move fast on conditional approvals (48-72 hour windows common in DFW)
Realistic DFW move-in cash
For a $1,600/month Oak Cliff or Grand Prairie unit with a recent eviction:
- Application fees: $150-$225
- Risk fee: $250-$500
- Deposit: 1.5x-2x ($2,400-3,200)
- First month + admin: $1,750
- Guarantor: $300-$500
Total: $4,850 to $6,175. Paid balances land closer to $4,000.
Cross-DFW city consideration
If Dallas proper is exhausted, consider:
