What OneApp Guarantee is

OneApp Guarantee is a rental guarantor product that co-signs your lease at properties that partner with them. The guarantor takes on the financial risk if you default — meaning properties feel more comfortable approving applicants they’d otherwise decline.

For eviction cases, OneApp Guarantee is one of the few products that specifically underwrites eviction risk rather than just replacing a deposit.

How it works

  1. You apply directly to OneApp Guarantee (online, typically 15-30 minutes)
  2. Submit income documentation (paystubs, tax returns, bank statements)
  3. OneApp underwrites your file, factoring in eviction history
  4. If pre-qualified, you receive a pre-qualification letter valid for 30-60 days
  5. You present the letter to properties that accept OneApp
  6. Property approves your rental application with OneApp as guarantor on the lease

Eviction eligibility

OneApp will consider:

  • Older evictions (2+ years) with paid balance — commonly approved
  • Older evictions with open balance — case-by-case with strong income
  • Recent evictions (under 2 years) — case-by-case
  • Multiple evictions — harder, but possible with strong income

Requirements:

  • Income at least 3x monthly rent (verified)
  • Employment / income history (12+ months)
  • Willingness to document income thoroughly

Cost

Typical pricing:

  • One-time fee: 5% to 12% of monthly rent (e.g., $75 to $180 for a $1,500 unit)
  • OR monthly premium: 3% to 8% of rent ($45 to $120/month for a $1,500 unit)

Property may prefer one or the other. Total cost over a 12-month lease: $300 to $700.

Compare to alternatives — the guarantor fee is often less than the risk fee + double deposit it replaces.

Texas coverage

OneApp Guarantee has expanding Texas partnerships:

  • Houston: several mid-market and Class-B properties, especially in Katy, Cypress, Energy Corridor
  • DFW: growing partnerships with mid-market Greystar, RPM Living, some Willow Bridge
  • Austin: expanding at Round Rock, Pflugerville mid-market
  • San Antonio: property-level partnerships
  • Fort Worth / Arlington: mixed presence
