OneApp Guarantee Review for Renters With Evictions
A review of OneApp Guarantee for eviction situations — how it works, cost, eviction eligibility, Texas coverage, and our verdict.
OneApp Guarantee is one of the most eviction-forward guarantor products in the Texas market. This review covers how it works, cost, eligibility for eviction cases, Texas coverage, and our recommendation.
What OneApp Guarantee is
OneApp Guarantee is a rental guarantor product that co-signs your lease at properties that partner with them. The guarantor takes on the financial risk if you default — meaning properties feel more comfortable approving applicants they’d otherwise decline.
For eviction cases, OneApp Guarantee is one of the few products that specifically underwrites eviction risk rather than just replacing a deposit.
How it works
- You apply directly to OneApp Guarantee (online, typically 15-30 minutes)
- Submit income documentation (paystubs, tax returns, bank statements)
- OneApp underwrites your file, factoring in eviction history
- If pre-qualified, you receive a pre-qualification letter valid for 30-60 days
- You present the letter to properties that accept OneApp
- Property approves your rental application with OneApp as guarantor on the lease
Eviction eligibility
OneApp will consider:
- Older evictions (2+ years) with paid balance — commonly approved
- Older evictions with open balance — case-by-case with strong income
- Recent evictions (under 2 years) — case-by-case
- Multiple evictions — harder, but possible with strong income
Requirements:
- Income at least 3x monthly rent (verified)
- Employment / income history (12+ months)
- Willingness to document income thoroughly
Cost
Typical pricing:
- One-time fee: 5% to 12% of monthly rent (e.g., $75 to $180 for a $1,500 unit)
- OR monthly premium: 3% to 8% of rent ($45 to $120/month for a $1,500 unit)
Property may prefer one or the other. Total cost over a 12-month lease: $300 to $700.
Compare to alternatives — the guarantor fee is often less than the risk fee + double deposit it replaces.
Texas coverage
OneApp Guarantee has expanding Texas partnerships:
- Houston: several mid-market and Class-B properties, especially in Katy, Cypress, Energy Corridor
- DFW: growing partnerships with mid-market Greystar, RPM Living, some Willow Bridge
- Austin: expanding at Round Rock, Pflugerville mid-market
- San Antonio: property-level partnerships
- Fort Worth / Arlington: mixed presence
Not universal — check whether your target property accepts OneApp before applying.
Pre-qualification process
- Visit OneApp Guarantee application portal
- Provide income documentation:
- Recent paystubs OR tax returns for self-employed
- Bank statements
- Employment verification
- Provide eviction context (dates, balance status, disposition)
- OneApp reviews (24-48 hours)
- Pre-qualification letter issued
Our verdict
When to use OneApp Guarantee:
- Eviction case with strong current income
- Target property already partners with OneApp
- 24-48 hour timeline before touring properties
- Class-B or mid-market property targets
When to consider Liberty Rent instead:
- Recent eviction with open balance (Liberty Rent slightly stronger here)
- Multiple evictions (Liberty Rent specifically designed for these)
- OneApp declined your pre-qualification
When to skip guarantors:
- Older eviction (5+ years) with paid balance and clean rental history since
- Class-A luxury targets that don’t accept guarantors regardless
- Income under 3x rent (guarantor may not underwrite)
Comparison to other guarantors
See our guarantor review for full comparison:
- OneApp Guarantee: strongest general-purpose eviction underwriter
- Liberty Rent: strongest for open-balance and multiple evictions
- The Guarantors: Class-A focused, higher income bar
- Rhino / Jetty / Obligo: deposit alternatives, not eviction underwriters
