Houston is the toughest Texas metro for automated eviction screening — Class-A dominates central Houston, and SafeRent, CoreLogic, and LexisNexis flag filings automatically. But Houston also has the deepest independent-operator inventory in Texas, especially in the outer corridors. Here’s the step map.

Step 1: Confirm your Houston-specific file

Pull your Harris County JP court file. The Harris County JP Courts online records portal is searchable by name and address. Confirm:

  • Exact filing date
  • Balance status
  • Court disposition (judgment / dismissed / nonsuited)

Then pull your tenant screening report — SafeRent or TransUnion SmartMove consumer file. This is what Houston leasing offices will actually see.

Our check your history guide walks through it.

Step 2: Match your file to Houston corridors

Recent eviction + open balance → Katy independent operators, Cypress garden-style, Greenspoint older stock, Spring Branch mid-market. Plus guarantor route (Liberty Rent especially).

Recent eviction + paid balance → Katy, Cypress, Energy Corridor Class-B, Pearland mid-market.

Older eviction + paid → adds Sugar Land, some Camden and Willow Bridge properties.

Dismissed eviction → most Houston submarkets with proof of dismissal.

Multiple evictions → Katy independents, Cypress older stock, guarantor-backed Class-B.

Our Houston neighborhoods breakdown maps which corridors and independent operators consistently case-by-case eviction applications across the metro.

Step 3: Understand Houston PMC screening

Houston PMC landscape:

  • Greystar — property-level; some Katy and Sugar Land properties case-by-case
  • MAA — CoreLogic, generally strict; 2+ year age needed
  • Camden — Houston-headquartered, CoreLogic based, mostly strict
  • RPM Living — property-level; many Houston properties flexible
  • Willow Bridge — expanding Houston presence, mostly Yardi RentGrow
  • NRP Group — Class-A new construction, strict
  • Independent operators — where most Houston eviction placements happen

See our PMC guide for full policy details.

Step 4: Pre-qualify with a guarantor if needed

For recent, unpaid, or multiple evictions in Houston, guarantor pre-qualification is often the unlock. Start OneApp Guarantee or Liberty Rent pre-qualification before touring — takes 24-48 hours. See our guarantor review.

Step 5: Prep the Houston documentation package

Standard package for Houston:

  • 2 recent paystubs proving 3x Houston market rent
  • Employer verification letter
  • 12 months bank statements (especially if variable income)
  • Houston landlord references from clean tenancies
  • Zero-balance letter or satisfaction of judgment (if paid)
  • Order of dismissal (if applicable)
  • Letter of explanation (2 paragraphs)
  • Guarantor pre-qualification letter (if using)

Our documentation guide covers each.

Step 6: Tour and apply strategically

Target 3-5 Houston properties in your matched corridor. Don’t apply to more than 2 in the same PMC portfolio at once.

Verbal disclosure at the tour: 30-second script. See our what to say guide.

Full application within 24-48 hours of a good tour with complete documentation package.

Step 7: Handle conditional approvals fast

Houston competitive markets (Katy summer, Energy Corridor recovery periods) move fast. Conditional approvals often have 3-5 day deadlines. Meet conditions same-day when possible.

See our conditional approval guide.

Realistic Houston move-in cash

For a $1,500/month Katy or Cypress unit with a recent eviction:

  • Application fees: $150 (2-3 properties)
  • Risk fee: $250-$400
  • Deposit: 1.5x-2x ($2,250-3,000)
  • First month + admin: $1,650
  • Guarantor: $250-$500

Total: $4,300 to $5,700. Paid or dismissed cases land at the lower end.

Common Houston mistakes to avoid

  • Applying at 5 Greystar Class-A properties in West Houston (portfolio-wide denial)
  • Applying at Inner Loop or Heights luxury with recent open balance
  • Not pre-qualifying with a guarantor before touring
  • Waiting 4 days to respond to a conditional approval — the unit is gone
  • Not knowing which screening platform denied you at your last property
